With the winter season almost upon us, it is time for homeowners to take the proper steps necessary to ensure that their water pipes do not freeze, then burst and leave their homes with flood damage. Here’s what you need to know.

  • Draining – In most new homes, all pipes that lead to an exterior faucet have an internal shutoff valve where it stays above freezing. Simply turn this internal one off and then open the exterior faucet. This drains the line where it might freeze.
  • Insulating – Some pipes, however, must travel through uninsulated areas. In this situation, it is important to insulate the pipes themselves. This includes the hot water ones as they can also freeze.
  • Heating – For really exposed pipes, it may be necessary to install electrically heated tape. Ensure that you get professional advice and use the appropriate tape in the appropriate situations or you may cause more harm than good.
